A bold new chapter in Adelaide’s dining scene is about to unfold on Churchill Road, with the development of a groundbreaking new restaurant on the site of the former Rose Garden Restaurant.
The dining project, Modachau, is the brainchild of hospitality siblings Thy Nguyen, Phong Nguyen, and Phong Nguyen, the family behind Ong Vietnamese Kitchen in the Adelaide CBD East End, Lemongrass on Rundle Street and Noi Vietnamese Eatery at Fullarton.
Spearheaded by the three siblings, the project is a one-of-a-kind, family-led development that brings together decades of hospitality legacy into a single, ambitious vision.
Youngest sibling, Thy Nguyen is already a hospitality powerhouse with venues like Shibui Dessert Bar, Shmochi by Shibui and Devour Cafe already established in her portfolio of brands.
“This is more than a restaurant to our family, it is a family project. I could not be prouder of the way our whole family is working together to bring this wonderful vision to life.
“We’re building something completely unique to Adelaide, and to Churchill Road in particular. It’s a love letter to our family’s history and our community’s future.”
The Churchill Road site was purchased in 2024 and will be a purpose-built, custom-designed space set to redefine expectations.
A collection of South Australian businesses have been brought on board to work on this project including Ryan Hopkins of Mavtect Designs, whose architectural vision is behind the ambitious design, Dylan Bennet from Beyond Built Projects who leads the build and with civil and structural works managed by Jake Clarke of Arke Engineering Civil Construction.
Beyond Built Projects has been handpicked to complete this project, bringing over thirty years of combined expertise, experience and passion to this building project.

Over the next year, the venue will evolve from the bones of the former Rose Garden Restaurant into a vibrant new home for modern and bold cuisine.
Construction is now underway for the next evolution in Adelaide’s vibrant culinary landscape.
